What I want (and don’t want) in our new house

When we bought this house, we did it solely because we didn’t want to pay rent anymore. We didn’t really know what we wanted or needed. But now, four years later, we definitely have some opinions. Or at least I do. I’m sure you’re surprised.

What I want:

Another bedroom.  We have 2 and kind of a half. That’s great to start off but as we would like to bring little buggers into the picture eventually, 2 isn’t enough.

Basement or utility room. We want these for two reasons. 1) We want the washer and dryer to be out of sight and 2) we’d like to have somewhere for the dogs to be so they’re less stuck in the middle of everything.

New windows. This isn’t a deal breaker, but go through a couple Richmond Februaries with 100 year-old windows and your appreciation for insulation will shoot through the roof.

New appliances. We’ve replaced a water heater, furnace, AC, washer and dryer since we’ve been here. That’s headache I’d rather not deal with. Again, not a deal breaker, though.

What I don’t want, and there is just one thing:
Pedestal sinks. Some people love them, and I’ll admit that they give a bathroom character. But do you know what *doesn’t* come with pedestal sinks? Storage.

What about you? What would make or break it for you?

  1. Outdoor cats in the ‘hood are a deal breaker for me. Schools. Proximity to the main thorougfare to my office. Have 3 kids, MUST HAVE 4 bedrooms. Small yards are a deal breaker. A smoker’s house is a deal breaker. Original appliances are a problem too. :)

  2. I’d like my next house to have 1 more bath — right now, I have 1.5 baths and can’t quite figure how to put another one in here, given the layout of the house.

    I know what you mean about the windows, lol! (although mine are only 80+ years old!)

  3. My husband and I are looking to buy our first home. I have a feeling we’ll end up with something like your first place, as kids aren’t in the picture yet (nor dogs), and we can’t really afford to be too picky. Ha. But I’m with ya on the new windows. Much as I love the character of old windows, my practical side wins out on that one when I think of all the energy (and money!) poorly insulated windows waste.

  4. I’m still stuck in the “paying rent” stage of life. For me, it is all about the kitchen. Some place you’d actually like to cook in AND entertain in (cause all good parties end in the kitchen!)

  5. Our house came with a double oven. I’ve never had one before but now I’m not sure I would want to live without such a thing. Also, no tile countertops - they’re too hard to clean. I wish we had a basement.
